Investment Highlights

We are pleased to present our second investment opportunity with Austin Street Capital (ASC) acting as sponsor, with an offering of an income producing investment medical office building located in Four Points, Ausitn, Texas, United Sates.

The property consists of a three-story medical office building that was built in 2013 and consists of class 'A', good quality construction with 36,000± square feet of gross building area and 35,956 square feet of net rentable area.

The building is positioned on a portion of a single tax parcel of 7.67± acres or 334,105± square feet zoned “GRCO” Community Commercial District with conditional overlay. The property is currently leased to 12 different tenants with 89% occupancy, but the seller will cover the unoccupied rentals by executing a master lease over he vacant portions.

The tenants are a mix of private practice physicians and several surgery/imaging center tenants. There are only two suites that are currently vacant consisting of 3,838± square feet, but these spaces are under negotia-tion and new tenants are anticipated to occupy the spaces early in 2019.

The Medical Towers at River Place investment opportunity is to contribute $4,361,800 equity to the purchase of the property together with ASC for $11,250,000. ASC will be the sponsor of the debt and contribute at least 3% of the equity as well. They will also act as the property managers during the investment period of 5 years.

The investment strategy is to build a portfolio of medical office blocks with ASC in Austin to improve the exit capital-ization rate. ASC has an excellent track record, with years of experience in medical real estate developments and solid relationships with a number of physician groups.
