High Point Towers presents a unique investment opportunity in San Antonio, Texas, as a result of the acquisition of two eleven-story towers with a total of 305,135 square feet on 13 acres of land by the sponsors. The property is strategically located near the South Texas Medical Center and the University of Texas Health Science Center.

The investment is made in partnership with a Top 10 US bank, ensuring a low-risk transaction with zero debt at acquisition. The projected ROI ranges from 20% to 25% per annum and the business plan involves consolidating tenants from Tower ONE into Tower TWO, speed leasing Tower TWO with medical or office tenants at discounted rates, and converting Tower ONE into 231 micro residential units. The remaining portion of land included in the transaction offers potential for future development. Partnering with Triple Double, an experienced real estate group, ensures efficient conversion and management of the project. With the thriving economy of San Antonio and its strong job market, this investment opportunity is poised for exceptional returns.


Partnership

The entire project will be done in partnership with a Top 10 US Bank who have funded the transaction resulting in an initial payment of only $10 /sf for the acquisition of the entire land and Towers. Upon sale and exit a further $30 /sf will be required to be paid. Further to this, the bank will remain a partner in the project working together for a highly profitable exit.

OrbVest is working in conjunction with specialists in the rehabilitation of distressed buildings, Avi Greenbaum from Triple Double, as well as Privcap CEO Donny Cohen. The business plan is to convert one of these towers into multi-family housing and the experience of Avi and Donny in executing on this plan is critical to the success of the project. They are already concluding other projecs in the San Antonio region and are extremely excited that High Point Towers was acquired at such a significant discount that it provides investors with a huge upside opportunity with little downside.
